Sources & Methodology
Last reviewed: October 16, 2026. This page explains where directory records come from, what has and has not been checked, and how to request a correction.
Where the records come from
Profiles for licensees and associations come from public spreadsheets published by the Nevada Real Estate Division (NRED). Existing profiles are refreshed from the current NRED files and matched by a stable identifier: the license number, or for associations the SOS number (or exact name and county when the SOS number is not unique). Records that cannot be matched reliably are left unchanged.
- Salespersons / agents: 18,736 matched profiles (NRED-ACTIVE-SALESPERSONS, file dated Sep 15, 2026)
- Brokers: 2,672 matched profiles (NRED-ACTIVE-BROKERS, file dated Oct 15, 2026)
- HOAs / associations: 3,882 matched profiles (NRED-ACTIVE-HOA, file dated Oct 15, 2026)
- Timeshare agents: 1,373 matched profiles (NRED-ACTIVE-TIMESHARE-AGENTS, file dated Oct 15, 2026)
- Appraisers: 939 matched profiles (NRED-ACTIVE-APPRAISERS, file dated Oct 15, 2026)
- Community association managers: 667 matched profiles (NRED-ACTIVE-CAM, file dated Oct 15, 2026)
- Business brokers: 348 matched profiles (NRED-ACTIVE-BUSINESS-BROKERS, file dated Oct 15, 2026)
- Energy auditors: 24 matched profiles (NRED-ACTIVE-ENERGY-AUDITORS, file dated Oct 15, 2026)
Each matched profile has a “Sources and verification” section that keeps four dates apart: the NRED file date, the date this site retrieved the file, the date this site last changed the record, and any independent verification. Downloading or matching a file confirms only what NRED published on the file date, not that every detail is accurate or current.
Records not in the current list
NRED publishes lists of active licensees and associations. If a profile’s record is not in the current list, the profile says so with the file date. That fact alone does not explain why (for example, a license may have lapsed, changed type, or been renumbered), so the directory does not label such records inactive. A license expiration date that has passed is also not treated as proof of status. Check NRED License Lookup for current status.
What has not been checked
- Records are not updated in real time. A license may have changed since the NRED file date.
- No independent verification beyond comparison with NRED files, unless a profile states otherwise.
- REALTOR® membership is not checked. REALTOR® is a membership mark of the National Association of REALTORS®; a state license does not by itself mean someone is a member, and this directory does not label licensees as REALTORS®.
- Service areas are not verified. City, county, and ZIP code come from the mailing address in the public record, which is not necessarily where a professional works.
- Related records are described only by what the data shows, such as a shared name, company name, or mailing address. These do not establish that associations belong to the same community or master association, or that a licensee works under a particular broker.
Maps
City maps pin a listing only when its public-record mailing address was geocoded to an address-level location (OpenStreetMap Nominatim). Listings with only a ZIP- or city-level location, or whose address changed since geocoding, are not pinned; each map states how many are omitted. Pins can still be off and do not show where a professional works.
How dates are shown
“Expiration Date” and “First Issuance Date” are the values in the NRED spreadsheet, shown as calendar dates. “First Issuance Date” is the date NRED first issued that license; it is not a measure of experience.
Information supplied by professionals
Licensees can submit corrections, a photo, or a logo through the form on their profile. Submissions are held for review by the site administrator and are not published automatically. Information that comes from a professional rather than from a public record is identified as such on the profile.
Paid placement and labels
The site offers paid placement, labeled “Featured” (including “Featured Nevada Professional”). Paid placement is advertising: it changes where and how a profile is displayed, it does not change public-record fields, and it is not verification of credentials or an endorsement. A “Claimed” mark means the site administrator approved a claim request for that profile. No paid placements are active as of the date above.
Reviews
Reviews submitted by visitors must be confirmed through a link sent to the reviewer’s email address and approved by the site administrator before they appear. Reviewer names are shortened when displayed; email addresses are never displayed.
City data
Population and other demographic figures on city pages cite their U.S. Census Bureau source next to each figure.
Corrections
To report an error, use the “Report a correction” link on the profile, or email info@realtordirectorynevada.com with the profile address and what should change. If the error is in the underlying public record, it must also be corrected with NRED.
